Lot and Floor Plans

The lot before clearing and grading, approximately 14,000 square feet or 1/3 acre. Roughly 100 by 140.

First step was getting the lot cleared and graded.

We used Mass Excavating and were very pleased with the result. Work began on Oct. 26th, 2007 and was completed about 4 weeks later.
There was quite a 'gulch' in the middle of the lot but they were able to use existing material from on-site to fill it in.
The raised area is the driveway and garage floor pad.
We had a significant amount of 'blue' rock near the street which they had to jack-hammer out and it was used for fill.
All the Christmas Berry trees and other growth was mulched on-site and used for fill in a lower portion of the lot. Currently, the only places to haul the undergrowth for disposal are near Kailua-Kona and Hilo. Very expensive so mulching was more cost-effective.

3/4/2008 - Discovery Harbour HOA approved our plans which now go to the Hawaii County Building Department for their approval. Submitted the forms, and check, to the Department of Water Supply for our meter and water hookup. Bids are now coming in...the wait begins for the permits to be issued.

3/20/2008 - Our plans were approved by Hawaii County Building Dept. so the temporary power pole is going up, soon the water meter installed and we're awaiting all the bids.

3/24/2008 - The water meter is in.
3/24/2008 - Temporary power is in.
4/3/2008 - Scott began doing the layouts for the garage pad, shears and piers on 3/31/2008.

4/10/2008 - Forms for the garage pad are completed.
4/10/2008 - Forms for the shear corners and pier pads are almost done. Weather and inspection permitting, concrete will be poured on Friday the 11th. Lumber to be delivered on Monday the 13th.

4/18/2008 - Scott & crew are really moving along. Starting to get some of the decking down too.

4/23/2008 - Sub flooring completed and Scott (that's him in the picture) is laying out the plates.

5/2/2008 - Posts and beams for the lanai areas are in, trusses delivered and starting to go up.

5/16/2008 - Sheathing is on and the majority of the siding.

5/23/2008 - Rough plumbing going in. All the roofing felt is on...moving right along.

5/30/2008 - Last of the siding is being completed, more of the rough plumbing (PEX) and some of the doors.

6/8/2008 - Exterior windows, doors and rough electrical going in.

7/4/2008 - Caulking, primer, body color (Benjamin Moore Horizon Gray) and trim (Benjamin Moore Swiss Coffee) plus installation of central vacuum inlets and outside speaker wiring. Roof covering will be Marine Green metal from HPM. A busy trip over!

7/8/2008 - Metal is going up and the cesspool is being dug.

UPDATE - 8/31/2008 - Taping and texturing is completed as is the garage door installation. Next up...driveway and sidewalk.
