Subdivisions

The narrative, maps and photos have been gleaned from a variety of sources and we cannot vouch for their complete accuracy. We continue to research available sources and will continue to update, and expand, the sub-division information as it becomes available.

Many of the accompanying photos are quite large and as a result could cause lengthy download times, especially the satellite images of Hawaiian Ocean View Estates and Hawaiian Ocean View Ranchos. You can view the larger images by clicking on the smaller images contained in the narrative. The large images will open in a new window.

Click on a subdivision name to find related information and images: Hawaiian Ocean View Estates, Hawaiian Ocean View Ranchos, Papa Bay Estates, Milolii Beach Lots, Discovery Harbour, Mark Twain Estates and Green Sands.

PRICE SEARCH - Click on either South Kona or Ka`u, below, to initiate a search for subdivision property prices utilizing Hawaii Information services. The search form will appear in a new window and you will need to type in the subdivision name in the Subdivision text box (click here to see a sample), then click on the Search Now button at the bottom of that screen. We've already set the search parameters for the appropriate district and for vacant land.

Hawaiian Ocean View Ranchos (satellite image)

Hawaiian Ocean View Ranchos, sometimes referred to as Hawaiian Ranchos,  consists of 1,229 one to three acre lots makai of Hawaii Belt Road.  The terrain varies from rugged lava fields tClick to see full image.o some lots containing Ohia trees and other vegetation. Water is by catchment only with power to some, but not all, of the lots. Elevation begins at the 500 ft. level and rises up to the 1,500 foot level at Hawaii Belt Rd.

The subdivision is located between mile markers 76 and 78. The Ranchos actually do not quite reach down the ocean. The higher elevations receive more rain as clouds tend to congregate more often in these regions. Many of the lots in this subdivision have coastline, ocean, and South Point views.

Much of the subdivision has electricity and phone service available. The subdivision often is very breezy and is in lava zone 2.
